Overview
71 Above Town is a 3 bedroom detached house set over 3 levels. Situated in Above Town, a quiet street just a few minutes walk from the town centre, the property has superb views of the River Dart and out to sea making it a highly sought after holiday home. The newly refurbished house has a contemporary feel to it and has state-of-the-art under floor heating accompanied by radiators. There is a large fitted kitchen featuring all the latest mod-cons and a separate dining area that leads through to the living room with its spectacular views across the river and over to Kingswear. The terrace and private garden are a wonderful addition to the property and perfect for alfresco dining.

Living
The living room is tastefully decorated with a new oak floor. There are two large windows that afford stunning views of the River Dart and across to the beautiful town of Kingswear. With a 3 seater and a 2 seater sofa there is ample room for relaxation aided by the flat-screen TV with freesat, the DVD player and the CD player. The electric fire provides a nice cosy addition for those cooler evenings.  

Dining
There is a separate dining room between the kitchen and the living room. The family-sized dining table seats six and is perfect for entertaining. The dining room also benefits from a period fireplace.

Kitchen
The kitchen here is second to none as far as quality and facilities are concerned. The height of style and modernity, this kitchen will be a joy to cook in. Featuring all the latest technology including a double oven, fridge, freezer, dishwasher, microwave oven, this kitchen is fully equipped with everything you might need during your stay. 

Sleeping
The property sleeps 6. The master bedroom on the lower ground floor features a king size bed with individual reading lights above, a large built-in wardrobe offering plenty of storage space, 2 bedside tables and a fireplace. There are also some French doors that lead out onto a terrace area where there is a table and 4 chairs to enjoy breakfast in the morning sun.

On the upper floor are 2 neutrally decorated bedrooms.  The second bedroom is also a double and features a king size bed with individual reading lights fitted to the wall above the bed. There is plenty of storage built-in to the eaves of the room and there are also magnificent views of the river.

The third bedroom is a twin room that contains 2 chests of drawers and has a large window and a velux which affords river views. Extra storage can be found in the hallway where there is a cupboard which can be used by those staying in the twin room.     
Bathroom
The main bathroom is situated on the lower ground floor and features a bath, a large, walk-in shower and WC.  Heated towel rails are found in both bathrooms.

Next door there is a separate shower room with a tiled floor, handbasin, wc and large shower. There is also a washing machine and tumble dryer in the shower room.

On the third floor with the bedrooms is also a small WC and handbasin.

Outside
The property has an enclosed garden and a terraced area with a patio table and seating for 4 people.  A useful secure storage room in the garden is ideal for sailing gear etc.

Parking
There is a parking permit for Mayors Avenue car park provided.

a fantastic fortnight
We spent, thanks to this really lovely house, and the good weather two really nice weeks in beautiful Devon. We can recommend the property to anyone,you are in the very nice city of Dartmouth and everything in the house is available and tasteful too.

Lovely house not far from the main town
71 Above Town was a lovely house to stay in - ideal for us as 3 couples. It is located on a steep hill with a decent walk into town, but this only took 5-10 minutes. The house itself is very well appointed and comes with all the things you would need for your stay. The weather wasn't particularly kind to us, but we were happy to stay in and make the most of the amazing views.

Total relaxation
We had a fantastic new year break. We love Dartmouth and visit a couple of times each year. We have stayed in many properties but this is one of the best we have booked. The house is so stylish and comfortable. It has fantastic views that you never tire of. It's close also to town but also quiet and relaxing. Fell in love with the place.

Fabulous !
One of the best places we have ever rented. Everything beautifully thought out and the house has such a wonderful outlook. We were so lucky with the weather which meant that coffee on the balcony each morning just watching the river has been a highlight. We are already planning a return trip.

Relaxing and beautiful views

A very well furnished and comfortable house with fantastic views.
This property did not disappoint and was one of the best properties we have stayed in.All the furnishings were of excellent quality and the kitchen was very well equipped.
We used the garden most days and the views were lovely especially as we had sunshine every day! The property was very clean when we arrived and it felt very much like a well cared for home.
We would definitely stay here again and would recommend this property to friends and family.

Superb
What a simply lovely home! This is a beautifully refurbished house. It has been lovingly and stylishly equipped with everything that you may need to enjoy your stay. There are things of beauty in every room and all appliances and furnishings are of a very high specification. Fabulous views from inside and out. We would love to come back.

A perfect stay
The house was immaculately presented in an amazing location (and we were very lucky with the weather too, which helped us get into holiday mode quickly!). The bedrooms were comfortable and beautifully made up, and the various instructions for the house's high level of accommodation and equipment were very clear.

Some small food for thought - you have to be pretty fit to negotiate the steps and lanes to/from town but the house's view alone makes it all worthwhile.

We were also impressed with Blueriver Cottages who looked after us throughout both the booking and the stay. I've already recommended your site to friends and we will definitely book again.
