Tenants Information

At Blueriver Cottages we understand how stressful it can be moving into a new property and for some, quite possibly a new area aswell. Therefore, we aim to make the process of renting a property as smooth and stress free as possible. By providing you with clear and up to date information at every stage we’ll keep you fully informed, so that you can feel confident that things are being handled professionally and personally.

References

Once you have selected a property you would like to rent in South Devon, we will contact the landlord with your details and any other relevant matters. Once the landlord has accepted your offer, we will then carry out individual references for each adult who will be named on the tenancy agreement. We will carry out a series of credit checks, an employer’s reference, a former landlord’s reference (where applicable) and in some cases, a guarantor’s reference.

Tenancy Agreement

Once we are happy with the references and the landlord is happy with your application, we will draw up an Assured Short Hold tenancy agreement and an inventory of the property. Upon commencement of your tenancy you will need to sign the legal paperwork, pay the remaining balance due (see Costs section) and collect the keys to your new home.

Costs

Holding Deposit

Once you have selected a property you wish to rent, a reservation deposit of £250.00 will become payable. This guarantees that the property is held for you and the referencing process can begin. If you decide that you no longer wish to proceed with the tenancy, for any reason, the holding deposit is non-refundable. If the landlord however withdraws the property from the market, your holding deposit will be returned in full. Upon approval, your holding deposit will be returned, or can be offset against the costs mentioned below.

Rent

Your first months rent is payable 5 days before you move in and subsequent months are payable on the same day each month. The first months rent will need to be paid using cleared funds (i.e. cash), thereafter, the rental payments will be paid via standing order only directly from your bank account on the recurring day of each successive month.

Deposit This will be equal to one month’s rent which will be held by Blueriver in a client account’ administered by the Deposit Protection Service (Blueriver are members of the Deposit Protection Service). Administration charge

We do charge a fee to cover the costs of referencing, paperwork, postage and other administration involved in setting up the tenancy. The fee is £150 incl. VAT for the first applicant and £90 incl. VAT for additional applicants. Guarantor fees (if required) are £90 incl. VAT per guarantor. All fees are non-refundable.
