Before we launch your property into the holiday letting marketplace we must first decide on a schedule of services that’s best for both of us, a sort of road map that will steer us towards a successful holiday letting year ahead. Think of it also as a business plan. We call it, the Owners Schedule.
We firmly believe in that old mnemonic ‘the Five Ps’: Preparation and Planning Prevents Poor Performance!
So, at the same time of signing the agreement between us we’ll need to answer just a few important questions that will help in the preparation and planning of your property for holiday lettings. These will include the following:
Level of service – we will need to determine what level of service would be best for you. This will of course depend on a number of factors. Do you live close by? Do you let your property already but use your own cleaners and contractors?
Availability – We would need to mark on our calendar when the property was to be made available for holiday guests, taking into account your own use of the property of course!
Pricing – A realistic and attractive pricing planner would be agreed between us to maximize the letting potential of the property throughout the calendar year. It will be vital to get this right to attract new and repeat holiday guests to the property, year on year.
Security – What provisions would be made for the security of the property? For example, in most cases we request that properties are fitted with a good quality key safe which is both secure and sensible as it enables access for the late arrival of guests and our cleaning staff.
Access – We can prepare an access statement that will provide necessary information for example to the disabled, the elderly and to families with young children
Cleaning and Laundry (Changeovers) – Changeovers are an essential element of any holiday letting and we decide on days, cleaners and cost.
Maintenance – Who looks after the garden? Do you have preferred contractors? We need to know what provisions are to be made when things can and sometimes do go wrong.
Safety Checks – Fire, Gas, PAT Testing – Are all the regulatory tests completed and certificates in date?
Capacity – How many beds are available? How are your rooms configured?
Infants/children – Who is the property suited to? What limiting factors are there at the property for young children?
Pets – Will you accept pets at the property, if so, what is allowable dogs, cats etc?
Smoking – All our properties are no smoking inside. However, are you happy for smoking to be permitted outside?
Car parking – Is there parking at the property? If so, for how many cars and what size of car etc?
Special arrangements – Have you a special arrangement with the neighbours for access, cleaning, car parking etc?
