Access Statement

Description: Three-storey terraced House.

Disabled Use Suitability: There are a total of 15 steps up to the front door and the access to the rear garden has around 16 very steep steps up to the first terrace.
There are no bedrooms on the ground floor of this three-storey property.
Thus the property is not considered suitable for disabled users.

The nearest bus stop is just outside the house, on the main section of Victoria Road.
The nearest inter-city train station is at Totnes at 19km. distance.
The nearest food shop is the Coop at 700m. (Asda & Sainsburys stores approx. 1.0 to 1.5km).
The many pubs & restaurants are in the town centre, about 700 to 1100 metres depending on choice.
The nearest petrol is at the BP Townstal Road garage, about 1.0km distance.

Arrival & Car Parking
Private and level off-street parking. One space for short to medium length car only.
Longer cars will have to park on the nearest highway, approx. 60 metres away (subject to available spaces). No charges apply.
Suggest reverse car up the narrow cul-de-sac lane to the parking space.
The parking surface is tarmac & to reach the front door there is a concrete flight of 12 steps immediately adjacent to the parking area.
There is only the front door to access the property (width 840mm) and there are another 3 steps immediately prior to this.

Living/Dining Room
The floor has an oak finish.
The furniture is movable with sufficient space between.
The door width is 760mm.

The crockery is stored at high level.

First-Floor Bedrooms
There are 14 carpeted steps up to the carpeted first-floor landing.
The door widths to the three bedrooms are 760mm.
Two bedrooms are carpeted and one has a hardwood block floor.
Bed lengths are 1800mm and the furniture is movable.

Second-Floor Bedroom
There are 14 steps up to the second floor bedroom. These are of the ‘alternating tread’ variety, constructed from plywood and not considered suitable for use by very small children without supervision.
The door to this bedroom (760mm width) is at the first-floor level and there is no door at second-floor level to prevent the use of these steps by small children.
The bedroom floor is carpeted.

The bathroom is on the first floor and the door width is 760mm.
There is no ‘accessible’ or adapted w.c. and no grab rails to the bath/shower.
The floor is tiled.

Shower Room
The shower room is on the ground floor and has a 680mm width outwards opening door.
There are no grab rails, but the shower has level floor access.
The floor is tiled.

Outdoor Facilities
Immediately outside the back door (width 840mm) there is a small decked area and then very steep concrete steps (total number approx.16) leading up to the first terrace, where there is a table and chairs.
There is a gate at the top here to prevent very small children using the steep steps below unaided.
There are further terraces leading on upwards. One terrace is grassed and has a low gate to contain very small children.
Apart from lighting outside the back door the remainder of the garden is unlit.
There are no colour-contrast step edges.

There is no land-line but mobile phone coverage is good and free Wi-fi is available.
There is good access to electrical sockets (set at low level) without having to move any furniture.
There are no speciality alarms for hearing or sight-impaired guests.
There is a wood burner in the Sitting room, but no fire guard.



Fairview is a spacious three-storey town house situated in an elevated position and commanding a warm sunny spot overlooking the rooftops of Dartmouth and the River Dart beyond. The property has been recently refurbished including oak flooring on the ground floor. To the rear of the property is a terraced garden with a sunny patio seating area with a bbq. There is a further terrace with a pergola and small enclosed lawn area, perfect for those summer evening soirees. To the front of the property is a small terrace with seating.  Single car space immediately outside (medium-sized car length only).


Spacious open plan dining/living room. A contemporary feel welcomes you by way of a stunning glass dining table and contemporary chairs which seats up to eight people. Sitting room has  a 3-seater and a 2-seater sofa. Entertainment is provided by a 32 inch flat-screen TV with Freeview, DVD player, WI-FI, CD Player with i-Pod/MP3 facility. For those cooler evenings a wood-burning stove is available for a cosy night in.


Situated on the first floor is the modern family bathroom with wc and bath/shower over. A second bathroom is located on the ground floor with a stylish wet-room with wc.


Situated on the first floor are three bedrooms. 
Bedroom 1 is situated at the front of the property and has a double bed with a large wardrobe and chest of drawers. 
Bedroom 2 is situated at the rear of the property and has a double bed with a small wardrobe in the alcove area and a chest and drawers. 
Bedroom 3 is at the front of the property with a single bed and a large chest of drawers. 
Bedroom 4 is accessed by a wooden staircase, this room has twin beds, wardrobe and chest of drawers. This attic room is a large airy space which also benefits from a desk and seating area and roof-windows with views across the Dartmouth rooftops. It is considered that small children should always have adult supervision when using this staircase.


Sunny garden with steps up to the first terrace with a large outdoor patio table and chairs and a built-in barbecue. A further seating area with pergola to second terrace and small enclosed lawn to third terrace. All perfect for al fresco dining on a warm summers evening.


There is parking to the front of the property for one average size car. There are steps up from the parking to the front door and a flight of steps up from the back door to the first garden terrace. These steps are not suitable for very small children without constant parental supervision. 

Security Deposit

This property has a refundable Accidental Damage Deposit of £250, which is payable to Blueriver Cottages with the final balance of your holiday, eight weeks prior to your arrival, and is refunded within 5 working days of your departure. Alternatively, you may wish to pay a non-refundable Accidental Damage Deposit Waiver equivalent to 10% of the Accidental Damage Deposit value, which covers you for the full value of the Accidental Damage Deposit, should any damage occur during your stay.


All needs catered for, nice elevated view, very comfortable house to stay in.
