8 Horn Hill is a delightful 3 bedroom period house which is literally moments away from the town centre, but tucked away behind a tiny courtyard overlooking the beautiful 17th century buildings of Higher Street. This property has recently been refurbished and is now a stylish and unique holiday home offering everything you need to enjoy your holiday in Dartmouth.

Kitchen

A bright and spacious fully equipped kitchen with a selection of high gloss white wall and base units featuring an electric oven /hob with extractor hood, dishwasher, fridge and all your everyday kitchen appliances . Patio doors lead out of the kitchen onto a sunny terrace where you will find a bistro set to enjoy those warm summer evening soirees.

Dining

The dining room features a beautiful solid wooden floor throughout with an oak dining table and seating for 6 people. An old school desk sits neatly in front of the window which is packed with games and colouring for the kids to keep themselves occupied.

Utility

The utility room is situated in the basement just off the lounge. Please be careful when going down these steps and children must be supervised at all times . Facilities include a washing machine, clothes airer and an additional sink with drainer. The central heating boiler and fuse box can also be found here. To the back of the utility room is the second bathroom.

Sleeping

The bedrooms are allocated on the first floor. The Master bedroom features a double bed with bedside tables and lamps, a small chest of drawers and fitted wardrobes. A wallmounted flatscreen tv is available with freeview. Doors leading out onto a sunny balcony with views across the rooftops of Dartmouth with a glimpse of the boats on the River Dart. Bedroom two also features a double bed with a one bedside table , two wall mounted lights, chest of drawers, a fitted wardrobe and doors leading out onto the sunny balcony. Bedroom three features bunk-beds, bedside lights and a small clothes cupboard. This room looks directly across to the Clock Tower of St Saviours Church.

Bathroom

Situated on the first floor the family bathroom features a large bath with a shower over, white pedestal wash basin and toilet. There is a second bathroom situated downstairs just off the utility room and comprises of a shower cubicle, white pedestal wash basin and toilet.

Outside

There are two sunny terraces to enjoy . The first is situated at the front of the property with a garden bench to enjoy the morning sun. The second terrace leads out of the kitchen to the rear of the property. A bistro table is provided to enjoy this quiet sunny spot with glass or two of your favourite tipple. This terrace also has a selection of shrubs and garden pots to enjoy. Upstairs located off the two double bedrooms is the very sunny balcony, a pleasant location to sit, relax and enjoy watching the world go by. The property is accessed up 27 steps.

Parking

There is a allocated parking space situated in Clarence Hill which is short drive away from the property.

Access Statement

8 Horn Hill is situated half way up the Horn Hill steps, there are a total of 28 uneven slate surfaced steps to the properties' garden gate. From the gate it opens onto a courtyard at the front of the property, the paving slabs at this property are at a slight sloping position towards the front door of 8 Horn Hill. If you wish to enter the shed this is 1 step onto another set of paving slabs. To reach the front door there is 1 step onto a smooth concrete surface.
The front door is 82cm wide and takes a small step over the threshold and seal of the front door.
Dining/Kitchen
Walking through the front door the dining and kitchen area is an open planned space. The flooring in the dining and kitchen area is a wood laminate design. The dining table is in the centre of the dining room it is 76cm high, but the height to the underside of the dining table is 62cm with 6 wooden chairs. To enter the kitchen there is a square archway which is 1m38cm wide. The kitchen shelving and appliances are at the standards heights. At the end of kitchen the French Doors are 1m 8cm wide, when opened they lead out into the back garden which is 3 steps down into the garden area. The steps into the garden are paved.
Lounge
Leading on from the dining area you can walk through a door which is 73cm wide into a carpeted lounge space. There are 2 sofas which are 45cm high from the ground to the seating cushions.
Utility Room
A door, 74cm wide, in the back left hand corner of the lounge leads down to the utility room. The floor in the utility room is lino and a slightly uneven surface. There are 11 uneven painted concrete steps, these steps curve around at the top and bottom. There are handrails attached to the walls leading to the utility. In the utility room the worktop is 92cm high and has a washing machine placed underneath.
Bathroom 1
In the utility room the door, 72cm wide, leads to a small bathroom that houses a shower, W/C and hand basin. The bathroom has the same lino flooring as the utility room. The shower door opens outwards and is 72cm wide, the WC is 43cm high, and this has been measured from the floor to the seat. The sink is 86cm high from the ground.
Stairs to 2nd floor
The 13 steps leading to the bedrooms and 2nd bathroom are carpeted and curve around, there are 3 handrails attached to the walls to assist. The width of the stairs are 83cm.
Bathroom 2
The 2nd bathroom is immediately at your left at the top of the stairs, the door is 65cm wide, the floor in the bathroom is lino. The sink, which is immediately behind the bathroom door measures 82cm from the ground, the bath which is situated next to the sink is 1m23cm long and is 55cm high. The distance measured between the bath and the radiator, attached to the wall opposite the bath, is 64cm. The WC next to the radiator is 64cm high, this has been measured from the ground to the seat.
Bedroom 1
Bedroom 1 is situated opposite the stairs, the door leading into the room is 72cm wide, this room has been carpeted much like the landing and other bedrooms at the property. There is a double sized bed which is 60cm high. The bedside cabinets have a height of 67cm. Opposite the bed there is a set of French Doors, 1m86 high and 79cm wide, which lead out onto the balcony. The balcony is 1 step down from the French Doors.
Bedroom 2
The door leading to the 2nd bedroom is 67cm wide and the door is next to the door of the 1st bedroom, the door does not fully open due to the radiator behind the door. This is a smaller room that houses a built in wardrobe with desk, 70cm high from the ground, which has a wooden chair placed underneath. There is one bedside table next to the bed which is 67cm high. There is a set of French Doors in the bedroom, 1m86 high and 79cm wide, which leads to the shared balcony, one step down from the French Doors.
Bedroom 3
The door to bedroom 3 is opposite the 2nd bedroom door, the door is 65cm wide. This bedroom has bunk beds, the lower bed is 62cm from the ground, and the top bunk bed is 3 steps up a ladder and it is 1m40cm high from the ground.
