Overview

13 Above Town is a beautiful three bedroom house situated in Above Town with spectacular views of the River Dart. The property is within walking distance of Dartmouth Town centre where you'll find an array of shops, restaurants and cafes to enjoy and explore during your holiday. This spacious, multi-level property can sleep up to six people with ample living space. 13 Above Town is a contemporary building with a classy monochrome theme running throughout with natural tones to assist the finish. There are fantastic views on each level, with two balconies and a garden, so you can really soak in the view and make the most of your stay. The property also comes with a Dart Marina Spa Membership Card which you can use for the duration of your stay however, the card will need to be returned to the property on your departure. The membership card entitles you to use the swimming pool, spa bath, steam room and gym.

Living

As you walk in through the front door you'll be greeted by a quaint hallway filled with beach themed accessories which leads into the first of two living spaces. Within the living room two large black leather sofas add comfort for a cosy night in watching a film after a long day of travelling, the room comes prepared with a large state-of-the-art 3D flat screen TV, a DVD player, DVDs and books, resting to one side of the coffee table, for the book worm of the family. This room is filled with natural light from the huge floor to ceiling bay windows and door, this particular room has a balcony where you can benefit from the outstanding views of the mouth of the river and dilly day dream into the distance, however create a romantic ambiance with the tall chrome lamps and settle in for the night star gazing from the balcony. The second living space is located on the ground floor, which leads down to the garden at the property, this room is particularly stylish with a vintage movie star feel. Black and white photos of Grace Kelly and Audrey Hepburn fill the walls, whilst two two-seater black leather sofas, two black wooden side tables with black and silver chrome lampshades, a flat screen TV and Cambridge Audio Sound System create the perfect cinema feel for some of the best black and white films. 

Kitchen

The kitchen and dining room is one large open space located on the first floor of the property. The kitchen is newly refurbished, kitted out with some of the newest Miele range available, such as a Miele microwave, dishwasher, built in cooker, worktop ceramic hobs and extractor fan. For when the house is at full capacity with your friends or family you'll find the large American style fridge freezer is the perfect size for all the guests and, for those tough mornings, if you're not a morning person you'll find timing the coffee machine to switch on very useful and a kettle and toaster are also in the property to use. There is also ample space for all of your food shopping when you arrive at the property, wall mounted cupboards surround the kitchen area and line one side of the dining area.

Dining

The dining and kitchen area is on the first floor of the property, this is a large open plan room that can cater for all of the family and more! The dining room table in particular is a unique feature, this is a vintage 1920's oak table upholstered with material bought from London designed with a royal crest, the table seats up to six people. One side of the dining room area is lined with brand new cupboards filled with all of the necessary glassware needed for a dinner party.

Sleeping

13 Above Town has a total of three bedrooms, two bedrooms on the third floor and one bedroom on the second floor. The master bedroom, located on the third floor, benefits from a clear and beautiful view of the mouth of the river which greets you as you enter the room. This bedroom comprises of a King Size bed, two bedside tables and lights, digital radio and alarm clock, flat screen TV, a wooden dresser with wicker chair and a triple wooden wardrobe with a built in mirror. This bedroom also has a trouser press for you to use for the duration of your stay. Bedroom two is a versatile bedroom that meets all of your sleeping needs, with a zip and link bed, you can create a double bed or a twin room. There is a single gent's wooden wardrobe, a bedside table with a lamp and an alarm clock. A full length mirror has been attached to the wall so you can check out how glam you look before leaving the house! On the second floor, bedroom three contains a single bed with a truckle bed underneath, a bedside table and lamp, a floor to ceiling wardrobe in white and a chair is provided so you can watch the world go by.

Bathroom

A family bathroom, located on the third floor, is a modern monochrome style bathroom with a beautiful black granite top. This bathroom caters for all of your family needs, it has a chrome towel rail, a chrome gown and towel hanger, white bath, w.c. and hand basin. There is ample storage space to tidy away your toiletries under the hand basin and two mirrors, a large mirror above the hand basin and an extendable magnifying mirror. On the second floor next to the single bedroom there is a w.c. with a cute black and white checker theme. This room has a w.c., small hand basin and mirror above. Through the utility room you'll find, tucked away, a gorgeous brand new shower room. This is a newly refurbished room with a large walk in shower with glass doors and chrome shower, a heated chrome towel rail, hand basin with storage underneath and a large mirror above.

Outside Space

13 Above Town benefits from views at every angle, the first area of outside space is the balcony on the second level. You'll enjoy the elevated position of the balcony because it has fantastic undisturbed views of the mouth of the river. The second balcony is on the first floor leading off from the dining area, it has a small table and chairs so you can eat your breakfast or evening meal and watch the boats sail into the sunlight. On the ground floor there is a delightful secluded garden with a raised platform with a dining table and chairs, the garden is surrounded by larges bushes and foliage giving you some privacy during your holiday.

Parking

13 Above Town comes with a garage which can accommodate a small to medium car (9ft 8Inches by 6Ft) and the property also comes with a parking permit.

Access Statement

Entry
You will access along the South Embankment and take the next right into Hauley Road.  At the end of this road turn right and then left into Smith Street.  Continue on this road as it leads into Crowthers Hill which is a steep single track road follow the road left as it branches into Above Town which is a very narrow street with passing places. The property entrance leads directly onto the footpath in Above Town.
The doorway is 75cm wide with one step which is 19cm high. There are two 23cm high steps access to the entrance.
Bedroom 1
This bedroom is accessed off the entrance hallway to the right, the doorway is 65cm wide. It has 1 single bed with a white oak headboard, which is 65cm high. This room is lit by 1 ceiling lamp, 1 window and 1 beside table with lamp. There is a mirror and 1 radiator. There is a wardrobe and 1 armchair on the corner.
WC
The doorway is 69cm wide.
It has one toilet which is 42cm high and a sink which is 80cm to floor. There is a mirror.
Living room
The living area has a 2 seater and 3 seater black leather sofa, it is lit by 1 ceiling lamp as well, there are 3 coffee tables, two of them with a lamp. There is 1 radiator.
There is a flat screen TV which is 50cm to floor and 140cm to top. At the end of this room, there is an entry to a balcony. The doorway is 80cm wide.
First to second floor
There are 14 carpeted steps to the second floor.
Bedroom 1
The doorway is 76cm wide. It has two single beds together, which is 58cm high. There is 1 bedside table with a bedside lamp, which is 78cm high. There is 1 mirror, 1 radiator and 1 wardrobe on the corner. It has 1 window and 1 flat screen TV, which is 160cm to floor and 57cm to top.  There is 1 ceiling lamp and 1 window.

Bathroom 1
The doorway is 76cm. It has a sink which is 89cm high and a toilet with is 49 cm to floor. There is a towel rail and 1 window. This bathroom is lit by 2 ceiling lamps and 3 downlighters. It has a bath, which is 69cm wide and 169cm long.
Bedroom 2
The doorway 76cm wide. There is 1 king size bed with a white oak headboard, which is 70cm high. It has 2 bedside tables with a lamp, which are 62cm high. There is 1 ceiling lamp, 1 radiator and 1 window. It has one small coffee table and dressing table with a mirror. There is 1 wardrobe with mirror and 1 flat screen TV which is 53cm to top and 146cm to floor.
First floor to ground floor
There are 11 carpeted steps to kitchen and dining room.
Kitchen/Dining
The kitchen area is all open plan, it has 4 spotlights. There is a hob, oven, dishwasher, microwave, fridge and freezer.
On the corner there is a laundry room with a shower room. The laundry room has a tumble dryer and 1 washing machine. The shower room has one shower, 1 sink which is 90cm high. There is a towel radiator.  
The dining area has a radiator and a table with 6 chairs. It is lit by 6 spotlights. You can access to a balcony with a metal table with 4 chairs.
From ground floor to lower ground floor
There are 16 slate steps to the lower ground floor which has two 2 seater black leather sofas, which are 50cm to floor. There are two coffee tables with a lamp, which are 47cm high. There is 1 radiator. There are 6 downllighters and 1 lamp on the corner. There is a flat screen TV  which is 50cm to floor and 140cm to top.
You can access to the garden, the doorway is 54cm wide and it has a step which is 21cm high. At the end of the way, there is a table with 4 chairs.
