Overview

Prospect Cottage is a beautifully designed four bedroom property, with parking, located in Above Town, Dartmouth. It is within a ten minute walk into Dartmouth's town centre where you can enjoy the local produce on offer to purchase with our Blueriver Privilege Card in a range of shops and you are in short driving distance to other towns such as Brixham and Kingsbridge in South Devon. This property benefits from completely uninterrupted views of the mouth of the River Dart, Kingswear and towards Greenway which you can see from almost every window in the property. Prospect Cottage can sleep up to eight people and if you're planning to bring the whole family, the grandparents or young couples, they will benefit from the Annexe below the main house. The size of this property means you can live comfortably because of the ample space, storage and the huge garden accompanying the property. Neutral colours run throughout the property with splashes of colourful artwork, courtesy of the owners' daughter, which add the local and homely feel to the property. The owners have lived in this property and have many wonderful memories, they feel it's time to share the property so other families can do the same.

Living

The living room is a wonderfully cosy room with plenty of soft furnishings so, after a long drive to your holiday destination you'll sink into the sofas and enjoy a film that is premiering on the Sky Box. The room is flooded with natural light from the French doors and windows that are floor to ceiling height, you can sit on one of the two free standing chairs to read a book in the bright light or at night time enjoy the twinkling lights of Kingswear as a backdrop to your romantic evening on the living room balcony. There are also two two-seater sofas and a bean bag enough for all of the family to sit in one room, a large desk for when the all-important emails need checking, bookshelves filled with a range of reading materials along with a CD player if you fancied listening to a book instead. For the winter months a log burner is available to use for the duration of your stay, it will help to create that real chocolate box holiday you'd always dreamed of. There is a flat screen TV, a range of CD's, DVD's and a small coffee table in the centre of the room.

Kitchen

To match Prospect Cottage the kitchen has an all family cottage style and atmosphere with the colourful Aga, wooden cupboard doors and wooden flooring it really is home from home. There is ample storage space, you can pack away all the food you need for a full week to feed the whole family, more than enough worktop space to get the whole family cooking and a large sink so the others can wash and dry the dishes. However, the property does come with a dishwasher and washer dryer, to help make your holiday easier. The kitchen also has a DAB radio and IPod docking station, French press coffee maker, kettle, toaster, microwave, a separate under counter fridge and freezer, two bins and the cupboard under the stairs in the kitchen a hoover and iron and ironing board are stored away. In the Annexe the kitchen is modern with white cupboards with worktop space, wall mounted cupboards and caters perfectly for two people. There is a kettle, built-in microwave, breadbin, two hobs to cook anything small for the evenings and a built-in fridge, perfect for keeping your food items cool.

Dining

The dining area is shared with the family kitchen, there are many wooden features adding to the homely atmosphere that encases this whole house. In the open plan dining and kitchen area there is a large wooden table that can seat up six people however, there are two spare wooden chairs available in the room and the owners have catered for the smaller members of family by supplying a high chair and a chair with extra high legs for small children. Whilst eating dinner you can always plan for the day ahead, if you're a big walker then you'll find the map of the local area, hanging on the wall, particularly helpful and intriguing.

Bedrooms

There are a total of four bedrooms in Prospect Cottage including the Annexe underneath the property. The master bedroom with an en-suite, located on the second floor of the property, benefits from an amazing undisturbed view of the River Dart, Kingswear and towards the Higher Ferry. This room comprises of a metal framed king size bed and quirky wooden features, a small wooden trunk acts as the bedside cabinet with a bedside lamp and digital radio. The main feature of this bedroom apart from the view is the Victoria vintage fire place. This is not available to use however adds the element of history to the property. A chest of drawers based on one side of the bedroom has a small vanity mirror with a magnifying feature, two wicker free standing chairs are strategically placed by the windows enabling you to look out at the view on a regular basis during your holiday, because you can never get enough of it, there is a large built in wardrobe and a side table acting as the other bedside cabinet with a lamp.

Bedroom two is a single bedroom with a truckle bed underneath that does pop up and make two separate single beds. This room has a beach theme, with boating and beach pictures and a selection of shells on display, drift off into dreams of sailing the seven seas. Next to the bed there is a small wicker bedside table with a touch lamp and an alarm clock, to help you get up on those early mornings ready to explore. A chest of drawers is in the corner of the room for you to store away your luggage during your holiday.

On the third floor you'll find the twin bedroom, this bedroom is located in the roof where you're surrounded by the wooden eaves feeling like you're at the top of the castle. There are two wood framed single beds with a bedside cabinet in the middle of the beds and a lamp if you're reading a book before you go to sleep. A chest of drawers is placed by the door to the en-suite and a chair by the window so you can look out to the mouth of the river.

In the Annexe there is a nice sized double bedroom with a wooden framed double bed, two bedside cabinets with touch lamps, a chest of drawers with a mirror on top and two wicker chairs placed by the French doors showing the view of the large garden and the river.

Bathrooms

There are a total of four bathrooms throughout the property. The twin room on the third floor has an ensuite which has a low level ceiling, because of being surrounded by the wooden eaves in the roof. This bathroom comprises of a skylight, flooding the room with light, modern bath, chrome low level shower head, wc, hand basin, white towel rail and tiled flooring, for when the little ones make a splash before bedtime.

On the second floor there is a family bathroom, with natural tones complimenting the dark tiled flooring, the bathroom is refurbished with a brand new white suite, bath, wc, hand basin and new Mira electric shower. There is a good sized towel rail to keep the towels fluffy and warm, a large mirror above the hand basin with a shaver point.

The master bedroom located on the second floor has an ensuite shower room, there is a walk in shower with sliding doors, two mirrors one of which is a vanity magnifying mirror, hand basin, wc and distressed design wooden corner cupboard to store away your toiletries.

Within the annexe there is a classy designed ensuite shower room, it comes with a large glass fronted walk in shower, chrome towel rail, white wc and hand basin with a mirror that stretches across one wall.

Outside Space

Prospect Cottage comes with a substantial amount of outside space, to the rear of the property there are steps leading down into a courtyard to the front door. There is a washing line that guests can use during their stay, a shed and an area underneath the parking bay which is specifically for the waste collection. At the front of the property which looks out towards the River Dart and Kingswear, you are greeted by a large garden. On the top level of the garden next to the annexe there are wooden benches that lead to a second smaller shed and rows of vegetable patches, if you're missing your own garden maybe help grow some veg in this garden! Further down the garden to the left there is a garden table and chairs, enough to seat everyone when the cottage is at full capacity, and to the right a huge garden space is available where you can play games on a summers day.
