Melbrake is a beautiful traditional family property with a range of character features that make you fall in love with the property instantly. This property sleeps up to 6 people, there is a super king bedroom, double bedroom and a twin room that are all spacious and light due to the large windows throughout Melbrake. From both floors of the property and the garden you can enjoy fantastic panoramic views of the River Dart and see right over to Greenway due to the elevated positon of the property. Melbrake is within a 10 minute walk to Dartmouth Castle and Dartmouth Town Centre, where you can enjoy an array of cafes, restaurants, pubs and shops or even a cream tea at Bayards Cove. Melbrake also comes with parking for one car.
The kitchen is to the right of the front door in Melbrake, it has a wonderful country cottage feel and is well equipped for a family of 6. There is a microwave, dishwasher, built in double oven with six ring ceramic hobs, extractor hood and two fridges. Within the kitchen there is also plenty of storage space so you'll be able to pack away enough food for all the family!
Melbrake has a brilliant dining room with huge windows where the light floods in and you can eat and enjoy the fantastic undisturbed view of the River Dart. The dining room houses a large wooden family sized dining table that seats up to six people, an electric fire place, a two seater grey sofa, a CD player, a small flatscreen TV and a vintage display side board displaying a variety of china.
The living room is perfect for the family to sit down and chill out after a full day of adventures. There is a large two seater sofa and comfy armchair to relax in when the fireplace is alight during the winter evenings, a flatscreen TV is placed to the side of the
living room for all of the family to see and also comes with a DVD player. Attached to the living room is the conservatory which is glass from floor to ceiling! This conservatory has a wonderful view of the River Dart and has plenty of seating, there a full wicker seating set including a two seater sofa, arm chair, free standing chair, a side table and a coffee table. Perfect for your morning coffee or evening hot chocolate.
The utility room is located to the left of the front door, the utility houses a washing machine, tumble dryer and a tall freezer.
There are a total of three bedrooms at Melbrake and all bedrooms are located on the topfloor. The master bedroom has large windows opposite the super king sized bed so you can wake up to an outstanding view of the River Dart. There are also two bedside cabinets with lamps, built in wardrobes that span across one side of the bedroom with a secret door to the bathroom, an otter man for additional storage space, a chest of drawers and a full length mirror. The second bedroom is a double bedroom with one bedside cabinet and lamp, a window and skylight and a gents wardrobe.
The third bedroom is perfect for the children with two single beds, a bedside cabinet with a lamp and a lamp placed on the window sill for the second single bed, a vanity unit with seat and a build in wardrobe.
Melbrake has two bathrooms, the first bathroom is a shower room, it has a walk in shower, electric towel rail, wc, hand basin, a wall mounted vanity mirror and a wall mounted corner unit with a mirrored front and shelving inside. The second bathroom is a family sized bathroom and is the ensuite for the master bedroom because it is connected by a secret door! Within the bathroom you'll find a bath with a connected shower head, wc, wash basket, hand basin, wall mounted mirror, an electric towel rail and a wall mounted storage cupboard.
The beautiful garden surrounds Melbrake, at the front of the property, there is a grass area where a bench and sun lounger are strategically placed for guests to enjoy the panoramic view of the River Dart. Next to this is a paved sectioned that houses a wooden table and chairs large enough to seat the whole family and a BBQ which is available to guests. Towards the rear of the property is a multi-level garden, up one flight of steps is a small decked area where two people can sit and look out onto a slightly elevated view and up some more steps you'll find a pathway leading to a sun house, which is unavailable to guests and a small table and chairs. This is a vast garden and we do ask that guests do not leave children unattended in the garden.
Melbrake comes with one car park space that is large enough for a 4x4.

Home from Home
Beautiful house, very comfortable and 'home from home'. Not sure staring out of the windows is a good use of ones time but it was very relaxing! Frequent visitors to Dartmouth and we will be back! Roundell Family - 22nd October 2016

We have had a wonderful, relaxing week in this beautiful house with fantastic views. From fish and chips at Rockfish on the first night to a more refined meal out at Taylors - all restaurants we tried were friendly with great food. Sharpham vineyard was a lovely afternoon out and we walked the coastpath from Kingswear. Weather was wonderful! Dartmouth exceeded our expectations and Melbrake is the best place to enjoy it from.
