Overview

The Smithy is a charming characterful property located in the heart of Dartmouth on the desirable Collaford Steps within a stones throw of St Saviours Church.  Situated within easy reach of the local shops, restaurants and the beautiful River Dart making it an ideal location to explore the Historic Town.  Although there is no parking with the property a parking permit is provided for use from May to October in the town centre car park.  Membership to the Dart Marina Health Spa for the use of the swimming pool, spa bath, steam room and gym is also included. The property will also accept a small dog.

Lounge

Situated on the ground floor with a stable door leading into the property with an Indian slate floor laid.  Furnished with a corner sofa and matching two seater sofa, large dining table and chairs and a coordinating coffee table.  Entertainment is provided by a flatscreen freeview TV, iPod docking station, games and books.

Kitchen

Small, but perfectly formed, the kitchen is fitted with a range of base and wall units with built under electric cooker and gas hob, freestanding dishwasher and fridge with ice compartment. Please note that there is no washing machine in the property.

Bedrooms

The bedrooms are all located on the first floor.

Bedroom one is furnished with a kingsize bed, bedside cabinets with sidelights and a large built-in wardrobe with mirrored doors.  An inner hallway leads to the en suite shower room.

Bedroom two is furnished with twin beds with a bedside cabinet and side light, built-in wardrobe.

Bedroom three is furnished with bunk beds, a dressing table with side light.   There is limited head room with exposed roof beams.

Bathroom

On the ground floor is the bathroom with wood panelled bath with shower attachment over, low level wc and built-in washbasin.

The en suite shower room comprises a built-in shower enclosure, low level wc and pedestal washbasin.

Parking

Although there is no parking available with the property a car parking permit is provided for use during April until the end of September for an unreserved space in the town centre car park.

Excellent again
2nd time we have stayed at The Smithy and it was lovely. Comfortable beds, very convenient for the shops. A brand new oven! Suggestion - it may be worth getting rid of some of the films offered - there is even a VHS film - just clutter. If possible can there be recycling? At least 1 bag of rubbish was plastic which could be recycled. A lovely house, in a lovely location. Londoners - 30th May 2015

Access Statement

The property does not have its own parking space.  The property has a parking permit for use in the town centre car park from April until the end of September.  Outside these months on street parking is available close by.

The property is approached up ten steps from Anzac Square or down 15 steps from Higher Street.

Front door 760mm wide stable door into open plan living area.  Tiled floor laid throughout.   The furniture comprises of a large corner sofa unit with footstool, a matching two seater sofa, a low level large wooden coffee table which is moveable.  A corner TV unit houses the flatscreen Freeview TV with DVD player under.  Large provision of DVDS and games are available for guests use.  To the corner of the room stands a large wooden dining table and seven high backed chairs.  Lighting is in the form of wall lights with further low level lighting.

Kitchen
Open doorway, 800mm wide, into kitchen with a continuation of the tiled flooring laid.  Range of base and wall units with worksurface at 920mm high with built-under electric oven with gas hob over, dishwasher and with a separate fridge with ice compartment.

Bathroom
Door 760mm wide into bathroom laid with two different tiled floors.  A white bathroom suite comprising of a panelled bath with shower attachment and folding shower screen, low level toilet and washbasin in vanity unit.  Wall mounted radiator.
