You can't get more waterside than this wonderful haven where you can spend your day watching sail boats bob by. Everything is on your doorstep and conveniently situated. It is a short walk to the Lower Ferry which takes you directly to Dartmouth either on foot or by car. In Kingswear there is a Marina, an excellent local shop, pubs and Kingswear station for the historic steam train to Paignton.
Kingswear is one of the most sought after villages in South Devon, sitting on the banks of the River Dart at the rivers mouth opposite the town of Dartmouth. The village is a 'Mecca' to the sailing community, being a superb natural harbour with numerous marinas and deep-water moorings and being the home of the Royal Dart Yacht Club, hosts of the annual Royal Regatta.
A modern, stylish well equipped kitchen with a Siemens electric oven and hob , built in fridge, Dualit kettle and toaster.
In between the kitchen and the lounge there is a dining area suitable for four people to sit and relax whilst enjoying your meals and taking in the spectacular river views. There is a bench style dining table with cushioned benches.
The living area has a two seater wicker settee and two matching single wicker chairs where you can sit and relax and enjoy the stunning views of the River Dart, Dartmouth and out to sea. Entertainment is provided by a large wall-mounted flatscreen Freeview TV.
With stunning views over the River Dart , the first bedroom on the ground floor has a Kingsize bed with fitted wardrobes and drawers with matching bedside wall-mounted lamps. A small flatcsreen tv is also provided. The luxury en-suite bathroom is very spacious with a large shower, marbled bath with a mirrored panel, W.C and a stylish wash-basin. A heated towel rail is also provided.
Bedroom two, the Master-Suite is situated up the gorgeous wooden spiral staircase to the first floor. Consisting of a kingsize bed with fitted wardrobes and drawers. Two bedside lamps and a small wall-mounted flat-screen TV. The second luxury en-suite has a large shower , W.C and wash basin, and a heated towel rail . There are patio doors leading out onto the wooden decking with a glass balcony to enjoy an exquisite view of the River Dart, Dartmouth Castle and beyond.
There are three bathrooms in total. Two en-suites and an additional cloakroom by the front door. All bathrooms are of exceptional quality .
This property has recently been individually designed and built with wooden decking and glass balconies offering exquisite views of the River Dart, Dartmouth Castle and the open sea , a fantastic space for those al-fresco moments. There are 2 director chairs stored in the garage for use outside.
Parking / Utility
The garage is situated next to the main gate to the house. The white electric door is operated from inside the property and can be found on the first floor. There is room for one average sized car. There is also a fast charge electric pod point for an electric car.
A utility area is fitted in the garage and houses the fuse box and the washing machine.
NOTE: This stunning property is located on the water front so children must be to be supervised at all times.
This property has a refundable Accidental Damage Deposit of £200, which is payable to Blueriver Cottages with the final balance of your holiday, eight weeks prior to your arrival, and is refunded within 5 working days of your departure. Alternatively, you may wish to pay a non-refundable Accidental Damage Deposit Waiver equivalent to 10% of the Accidental Damage Deposit value, which covers you for the full value of the Accidental Damage Deposit, should any damage occur during your stay.

location was excellent, as it was so hot during my stay I spent most of my time on this holiday to just watch all the activity on the river, busy all day. on mos days(I have visited devon so many times I did know the whole area so this was good for me to be lazy. You do have to negotiate the lane to the property my car just made it but it stops traffic going by. So easy to pop over to dartmouth on the ferry. Lovely south facing balconies. Unbelievable location which has spoilt us for the future!
The Edge has all we needed, great that it has outside space. Driving down the narrow lane is a bit challenging in a wide bodied Porsche so we left it up the hill. The 122 steps woke us up when we needed it! The balcony gave great, sheltered but sunny space for the 2 of us and the view from the bed is fantastic too (I am gazing as I type this). The aspect cannot be over emphasised, we got sun from 8am till 8pm and then only partially shaded by next door's tree (nice neighbours upstream btw). I admit we felt bit smug as we looked over the water to Dartmouth and saw the multi million pound waterside property in the shade all day. Love the contemporary design of the space. We had a great holiday and enjoyed our stay although the weather was changeable but come rain or shine the view from the Windows was ever changing we never tired of the fantastic views .Just a small niggle or two a few cobwebs around inside and the Windows could appreciate a clean.Dave and Wendy Lincolnshire - 8th July 2016
I would like to say how much we enjoyed our stay at The Edge and that we may well return in the future. We loved the views, who couldn't, the high standard of finish, the train and ferry. The weather was fab too. Thank you for your patience with my questions. We did get our 4x4 down the road, although there are a few scratches. My parents-in-laws were impressed with their improved fitness over their stay due to hill walking. Anyway thanks again, for a superb property. Great location for holiday without a car
Great views over estuary and out to sea (view from upstairs bed would be even better if bush trimmed). We think brochure and website should warn that access is via an exceptionally narrow road between high walls. It was just wide enough for our small car. We did not need car after arrival as there are good bus, train and ferry services and it is a great location for walking.Ann from Sussex - 12th March 2016
A week enjoying fabulous views
A fabulous location. Extremely comfortable beds, lovely bathrooms, beautiful outdoor space to enjoy. Light, quiet. We loved it very much and would stay again. But..... Kitchen missing quite a few essentials. Omelette pan, salad bowl, fruit bowl, egg cups, nicer coffee mugs. Definitely needs sun LOUNGERS for the terrace, even basic folding ones that could be stored in the garage. I think more emphasis required re the incredibly narrow road! Furnishings and fixtures of a high standard but lacking some essentials. Difficulty manoevering car into garage due to other parked cars in the neighbourhood. Lighting poor in kitchen. The Edge is situated in Beacon Road in the small village of Kingswear, only 15-20 minute journey across to Dartmouth via the ferries, please be aware that Beacon Road is restricted at a width of 6'6” and is not suitable for large cars or 4x4s.
You will access The Edge off Beacon Road, down two uneven steps and through a grey door which says Ravenswell, this is 81cm wide and there is one more step down, these steps are approximately 18cm high.
There are a further 5 steps which are gravelled and spread out, these are 10cm high and lead to a wooden gate which is 105cm wide. The key safe is to the left of this gate. This area is gravelled and then is paved slabs towards the front door.
The front door has 1 spotlight above the doorway and has a 16cm up into the hallway and the door is 98cm wide, the flooring is wood and the area is lit by 3 recessed spotlights with access to all ground floor rooms.
The second bedroom is accessed off the entrance hallway to the right, there is a small threshold lip down onto carpeted flooring, the door has a sliding mechanism and when open is 72cm wide. This room is lit by 8 recessed spotlights, 2 wall mounted side lights and a large floor to ceiling window to the right wall which has blinds and a thin curtain.
In the middle of the room against the back wall is a super king bed with a mattress height of 54cm, this has a built-in bedside table either side which are 52cm high and the wall mounted side lights are above these. There is a wall mounted flat screen TV to the right of the room, this measures 140cm from floor to underside and is 173cm from floor to top of the screen.
To the left of the room is 1 wicker chair which is 47cm floor to seat height and then 62cm floor to arm. A double built in wardrobe is to the far left back wall and there are also built in cupboards all along this back wall for extra storage.
The ensuite bathroom is to the left of the room, this has a sliding doorway with a width of 73cm, there is a small lip on the threshold down onto tiled flooring. There are four automatic motion-censored spotlights on the floor and a further 5 recessed spotlights on the ceiling.
The bath is to the right of the room and measures 59cm high, 51cm in width and 140cm in length. To the left of this is a wall mounted towel rail and also a sink which is 85cm high. To the far left is a walk-in shower, the doorway to this is 69cm wide and there is a glass fixed flooring to ceiling shower screen. There is an electric shower and the cubicle measures 82cm wide and 138cm long.
The separate cloakroom is opposite the front door and the doorway measures 70cm wide. This has step free access onto wooden flooring. This room again has 2 automatic motion-censored floor spotlights plus 2 recessed spotlights.
To the left is a wall mounted towel ladder style rail with a sink opposite with a height of 85cm. There is also a toilet which is 44cm from floor to seat lip.
The kitchen area is all open plan, there is step free access from the hallway on the wood flooring and the width between the wall and kitchen counter upon entering is 89cm. The kitchen has four recessed spotlights and the top cupboards have some low back lighting.
The work surface is 90cm high and there are built in cupboards above and below the countertop plus a separate island opposite with the sink. The kitchen includes a built-in induction hob, extractor fan and over, also a full size dishwasher and fridge with small ice box.
The dining area is entered between a wall to the left and the kitchen countertop island, this entry width is 72cm with step free access on the wood flooring. There are 3 recessed spotlights in this area. There is a built in cushioned bench behind the kitchen island including table and another bench on the opposite side, both benches have a floor to seat height of 43cm and the wooden table is 76cm high.
The living area is at the far end of the room, it is lit by 6 recessed spotlights and two large floor to ceiling patio doors which cover the majority of the far and left wall. This area is open plan from the dining so there is step free access still on the wood flooring however there is a rug positioned centrally.
The room consists of one 2 seater sofa to the right which measures 46cm from floor to seat cushion and 64cm from floor to armrest. To the left there are two wicker chairs which both also measure 46cm from floor to seat and 64cm from floor to armrest. A coffee table is on top of the rug which measures 44cm from floor to underside and then 52cm from floor to the top of the glass.
A wall mounted flat screen TV is to the left, this is 128cm from floor to underside and 174cm from floor to top of the screen. There is also a log burner to the left of this TV situated in a small alcove.
The two sliding doors out to the balcony have a width of 126cm when open and there is a step down onto the balcony of 20cm.
First to second floor
There is a wooden spiral staircase to the second floor which has a metal banister to the left side, there are 3 wall mounted lights leading up the staircase. There are 13 steps which measure 19cm in height.
From the landing there is a small threshold drop to the carpeted flooring in the bedroom, the doorway has a sliding mechanism and when open has a width of 70cm. The room has one large ceiling light and two wall mounted side lights plus has natural light from two floor to ceiling glass patio doors.
The super king sized bed is situated in the middle of the room against the back wall and the height of the mattress is 55cm. There are built-in bedside tables either side of the bed which are 52cm high and the wall mounted lights are above these, a large double wardrobe is to the right of the bed and this has hanging and shelving space.
A flat screen TV is wall mounted to the left of the room and this has a measurement of 124cm from floor to underside and 156 from floor to the top of the screen. A wicker chair is placed in the corner of the room and this has a 47cm floor to seat height and then 62cm floor to arm height.
The 2 sliding floor to ceiling patio doors are on the far left corner and across the far wall, when fully open the door measures 83cm in width and there is a step down onto the balcony of 17cm. Once outside there is a wraparound wooden floored balcony with a glass safety panel which measures 111cm high. These patio doors have blinds and thin curtains.
The ensuite bathroom is adjacent to the bedroom and there is a small threshold down onto tiled flooring through a sliding doorway with a width of 72cm. This bathroom has two automatic floor lights and 3 recessed spotlights. The room has a wall mounted towel rail above the toilet.
The sink is opposite the doorway and this has a height of 87cm, the toilet is positioned to the right of this and is 43cm from floor to lip of the seat. There is a walk-in shower to the far right which has step free access, the width between the wall and the shower screen is 63cm, the cubicle measures 120cm x 84cm.
The garage is accessed from the upstairs landing, the fire door has a width of 75cm and there is a small lip in the threshold onto tiled flooring and cement. To the right of the garage there are built-in cabinets which include a second fridge plus ice box and a washing machine.
The garage size is 3.1m (width) x 4.5m (length), there is a slope from the outside up into the garage and an electric door which has a straight up and down mechanism. The room is lit by 10 recessed spotlights and 3 windows to the right.
To the back of the property on the riverside there is a balcony with wood flooring from the gravel and this is step free access. This balcony has 1 table and 4 wooden chairs and there are no outside lights in this area.
