Creekview is a lovely refurbished property located in the picturesque village of Kingswear, which enjoys a marine outlook over Waterhead Creek and the River Dart to the stunning port of Dartmouth and the Britannia Royal Naval College.  Arranged over two floors this stunning 3 bedroom property has recently undergone a total transformation making it the contemporary family house it is today. Each room has a warm and relaxing feel with tasteful features throughout.  In the village you will find the Royal Dart Yacht Club, local grocery shop, Darthaven Marina and a local pub.  Accessed by regular passenger and car ferries Dartmouth has numerous cafes, restaurants and individual shops.  Creekview is a welcoming home suited to families with young children and groups of friends celebrating a special occasion or reunion.

Kitchen

This modern large kitchen has a selection of high-gloss wall and base units with an integrated fridge/freezer, dishwasher, electric oven and hob with extractor hood and all the modern day appliances and accessories for your culinary needs. Just off the kitchen is the utility room with a washing machine and dryer.

Living/Dining

The open plan living room has a warm welcoming feel. Tastefully decorated and ultra modern with a relaxing window seat to enjoy the views. Featuring two large leather settees, coffee table, table lamp, large flatscreen TV and dvd player. A selection of games and dvd's are also available for your entertainment. There is a large dining room table with matching chairs. This open area also benefits from underfloor heating.

Sleeping

Creekview sleeps five people in three bedrooms. The master bedroom has a kingsize bed, matching bedside tables and one-touch lamps, a cushioned window seat to enjoy the far reaching views across the River Dart, single wardrobe and chest of drawers. Bedroom two has a double bed, matching bedside tables with lamps, matching large chest of drawers. A door from this bedroom gives you access to the outside terrace to the back of the house. Bedroom 3 has a single bed, bedside table and lamp, single wardrobe . 

Bathroom

A ultra modern bathroom with a fully fitted wash-basin and w.c.  A small set of tiled steps take you up to the bath with an over shower and shower screen.  Downstairs just off the kitchen you will find an additional w.c with hand basin.

Parking

There is free/restricted parking available in and around the village. A parking permit can be provided for the space of one car in the Dart Haven Marina car park. 

Outside

To the front of the property is a small seating area to enjoy the views across the River Dart. Here you can enjoy those alfresco moments and the spectacular views across the River Dart and beyond.

Access Statement

Entry
Creekview is located along Lower Contour Road in the small village of Kingswear, only 15-20 minute journey across to Dartmouth via the ferries.
From Lower Contour Road there are 28 steps up to the property, these are slightly uneven stone steps and there is a handrail to the right hand-side, the steps measure 19cm in height.
Once up onto the communal pathway outside Spittas Park properties, there are 2 more steps to the front door which measure 13cm in height, the front door has a width of 72cm and has a 15cm step through the doorway. There is a built-in mat and then wooden laminate flooring throughout the open plan living/dining/kitchen area.

Living/Dining/Kitchen & Utility
From the built-in mat there is step free access onto the laminate flooring. To the left of the room there is the living room with one 3 seater and one 2 seater leather sofa, these measure 44cm from the floor to seat and 69cm from the floor to armrest.
 In the middle of this area there is a wooden coffee table with a height of 49cm and next to the 3 seater sofa there is a small wooden side table with a height of 66cm and a lamp on top. There is a 3-pane bay window with curtains to the front end of the room with a cushioned seat, this is at a height of 54cm.
 To the right side of the room there are built-in cabinets along the wall, the far end has a flat screen TV on top, this is at a height of 115cm floor to base and it is 170cm from floor to top of screen. In the middle of the built in cabinets there is a mantel piece with a log burner underneath, this cannot be used.
The dining area is situated in the middle of the floor area positioned towards the right wall allowing a large walkway to the left of the room. The furniture consists of a large wooden table which measures 62cm from floor to underside and 75cm from floor to the top of the table. Six wooden armless chairs are around it; these have a height of 47cm from floor to seat.
The kitchen is at the back of the room to the right side, there are 3 hanging lights above the work surface and 3 further recessed spotlights. The room has some natural light from a large window with roller blinds on the back wall however outside there is a stone wall so the light is limited.
Upon entering the kitchen there is a pillar to the right, this restricts the walkway to 77cm in width between the pillar and countertop. The counters have a height of 93cm and are in a U-Shape formation with built-in cupboards under the surfaces. There is an integrated oven, full sized dishwasher and induction hob plus extractor, also a large built-in fridge/freezer is to the left of the kitchen.
There is an open plan utility room to the left of the kitchen, under the work surface there is a washing machine and tumble dryer. This area is lit by 2 recessed spotlights and 2 windows on the back wall, with roller blinds.
Cloak Room
The small cloak room is underneath the stair case to the left of the living/kitchen area. It has step free access onto laminated wood flooring with a small rug, the doorway measures 55cm in width and the room is lit by 1 side wall light.
The toilet has a height of 44cm and is positioned to the left and opposite is the sink which is 86cm in height, this has a small cupboard underneath. Once inside the room, it has a width of 76cm.
First floor to bathroom
The stairs are directly opposite the front door, the stairs are carpeted with quite a steep gradient, they measure 19cm in height and there is a banister to the right. Once up 10 steps the main bathroom is opposite.
Bathroom
From the stairs there is a 28cm large step into the bathroom where there is tiled flooring, the doorway has a width of 65cm. The room is lit by 3 recessed spotlights and there is a frosted large window on the back wall with a roller blind.
The sink with built in cupboards underneath is positioned opposite the doorway and this has a height of 86cm, to the right of this is the toilet which is 44cm from floor to seat. There is a wall mounted ladder style towel rail opposite the toilet.
To the far right of the bathroom, there are 3 further tiled steps with a height of 19cm and these lead to the bath. The width between the bath and wall is 46cm. The height of the bath is 56cm, it has a width of 57cm and a length of 1.4m, there is also an electric shower over the top with a glass screen on the right side.
Bathroom to second floor
From the bathroom to the second floor there is a platform area with 1 step up before the staircase turns back on itself and there are 4 further steps up to the second floor with the banister to the right, these carpeted steps have a height again of 19cm.
The landing area is carpeted with step free access to the 3 bedrooms.
Bedroom 3
Step free access onto carpeted flooring, the doorway has a width of 67cm and the room is lit by 1 hanging ceiling light and 1 window with curtains to the front of the property.
The single bed has a floor to mattress height of 53cm and is pushed to the back and side wall which leaves a gap between the bed and opposite wall of 77cm. To the left of the bed is a side table which measures 58cm in height and has a small lamp on top, there is also a wall mounted radiator to the right.
Bedroom 1
Adjacent to bedroom 3, there is again step free access onto carpeted flooring with a doorway width of 72cm. There is one hanging ceiling light and a 3 pane bay window with a cushioned seat at a height of 57cm.
This room consists of a standard king size bed with a floor to mattress height of 55cm and a wooden headboard. There is one side table either side of the bed and these have a height of 46cm with a lamp on both.  To the right of the room there is a freestanding chest of drawers with a height of 85cm and also a wicker chair which has a floor to seat cushion height of 51cm and a floor to arm height of 69cm.
To the left of the room there is a decorative mantel piece and fireplace, also a freestanding wardrobe is positioned in the corner alcove with hanging and shelving space and there is a wall mounted radiator next to this. Between the far wall and bed there is a restricted walkway of 66cm in width.
Bedroom 2
This bedroom is adjacent to bedroom 1, it has step free access onto carpeted flooring and has a doorway width of 72cm. The room is lit by 1 hanging ceiling light and has some natural light through a back glass panelled door to the far end of the room which leads to the back garden.
There is a standard double bed against the right wall with a floor to mattress height of 52cm, there is a small table on the far side of the bed with a lamp positioned on top, this has a height of 59cm. Also on this side of the room there is a decorative mantel piece and fireplace and a chest of drawers with a height of 85cm with a lamp on top.
To the left of the room there is a freestanding wardrobe with hanging and shelving space and also a wicker chair with a floor to cushioned seat height of 51cm and a height of 69cm floor to arm rest. There is a wall mounted radiator opposite the bed.
At the far end of the room there is a step down of 15cm to laminate wood flooring, this area is lit by 2 recessed spotlights. The glass panelled back door has curtains and has a width of 72cm, there is a step up of 24cm to the decking outside.
Outside/Garden
The decking has 3 further steps up after the door, which have a height of 18cm onto the paved walkway, then another 5 slab tiles with a height of 18cm. There is a side walkway to the left which goes behind the property; this has a width of 54cm. This leads down to 10 uneven sloped steps with a rope handrail and goes back towards the front of the property.
Back to the walkway after the back door there are 24 wooden steps straight up with a handrail to the left, these have a height of 19cm and a width of 91cm to the decked terrace. To the upper decked terrace there is one step of 27cm where there is a large viewing platform and a garden shed.
At the walkway there are two sets of 17 tiled steps to the left and this leads to a patio area, on the far side there are 8 wooden steps of 19cm in height to another small decking area.
To the front of the property there is a decked terrace which has an outdoor metal/wicker set of a table and 6 chairs.
