Sunset Cottage is a beautifully designed two bedroom property in an elevated position in the little village of Kingswear, the property is aptly named Sunset Cottage because of the sunny position it has throughout the day and you can enjoy the sun setting from the two level terrace at the front of the property. Kingswear offers a central location to many other towns and villages, you can take a short drive to Brixham to enjoy the sea shanty music or catch the ferry across to Dartmouth to soak up the atmosphere, or stay in Kingswear and join in the community spirit, drink and eat at the village pubs and restaurants, shop for your groceries in the village shop or walk for hours on end using the coastal paths linked to Kingswear. This property has recently been refurbished, decorated with creams, whites and nautical elements, including the furnishings and pictures that help to make this house a wonderful holiday home. It has the capability of catering for different types of parties whether you're a family or friends wanting to come on holiday and there is ample outside space which benefit from the amazing views of the River Dart and out towards the Britannia Royal Naval College. Please note that the property is approached up 78 steps.
As soon as you walk through the front door you'll find yourself in the living room, which really immerses you into the nautical theme letting you know you're finally on holiday. There is enough seating for four people that come in the form of a two seater sofa designed with a blue and white stripe to make it look like a boat's sails and two free standing chairs in cream with quirky red cushions with anchors embroidered onto the front. Next to the free standing chairs you'll find two slotting coffee tables available to use, binoculars are strategically placed on the windowsill so you can soak the detail of the view in, a tall lamp to add some mood lighting in the evening, a bookcase which comes equipped with books, information about the local area and board games catering for all ages. A feature fireplace has been restored, however this is unavailable to use, a TV console with flat screen TV, DVD player and a selection of DVD's. Opposite the TV console underneath the stairs, you'll find a cupboard, this houses the iron and ironing board, hoover, clothes airer, two white fold out chairs and coat hooks in the shape of anchors.
The kitchen and dining space is an open plan room, through an archway from the living room, and leads onto the outside space at the back of the property. The owner has chosen a wonderful country style kitchen with creams, wood worktops and red touches creating the perfect environment to cook in whilst on holiday, this is a very well equipped and warm kitchen. There is a fridge with a freezer compartment, built in cooker with electric four ring hob and extractor hood, washing machine and dishwasher, a large country farmhouse style sink, microwave, kettle, toaster and funky crab shaped heat proof mats. The dining table and chairs matches the country kitchen and is on one side of the room, this table seats up to four people.
This property has two bedrooms, located upstairs, both bedrooms are beautifully simplistic in design and feature splashes of nautical elements.
The master bedroom, located at the front of the property, is a spacious room with a large window directly in front of the bed allowing the light to flood in and you will wake up to the most spectacular view of the River Dart. There is a king size bed, with a lovely cream wooden frame, with wall mounted spot lights if you're a bookworm before bedtime, a chest of drawers and built in wardrobe for all of your belongings and a full length mirror hanging on the wall.
The second bedroom is located next to the family bathroom, this bedroom has twin beds that have the option to be zipped together, catering for every type of party whether you're parents and children or friends going on holiday together. There is a bedside table with a lamp and a wardrobe making it easier to pack away your belongings and really settle into your holiday with ease.
Sunset Cottage has a family sized bathroom, located upstairs between the two bedrooms, there is a complete white suite with hand basin, mirror above with a tooth brushholder and shelf, bath with a brand new wall mounted electric shower, WC, a vanity storage cupboard and chrome heated towel rail.
Sunset Cottage comes with an abundance of outside space, as you approach the property there is a two level decked terrace at the front which has prime position for looking out onto the River Dart and Dartmouth Royal Naval College. Sit outside to enjoy your evening meal at the table and chairs provided or sip a glass of wine whilst sat on the benches on the lower level decking to watch the Naval College's fireworks during the passing out parade. At the back of the property, through the kitchen, there is a courtyard with another bench and a washing line available to use.
Parking is provided with the property at the Dart Haven Marina car park. Spaces are a first come first serve basis and spaces can not be reserved.
This property has a refundable Accidental Damage Deposit of £200, which is payable to Blueriver Cottages with the final balance of your holiday, eight weeks prior to your arrival, and is refunded within 5 working days of your departure. Alternatively, you may wish to pay a non-refundable Accidental Damage Deposit Waiver equivalent to 10% of the Accidental Damage Deposit value, which covers you for the full value of the Accidental Damage Deposit, should any damage occur during your stay.

A haven to watch the activities of the Dart with the afternoon sun
A beautiful spot to unwind and soak up all that the Dart has to offer with the Navel College as a back drop. Whilst the steps might put some off, for me it made the wine on the deck even more rewarding. The place is peaceful and exceptionally clean and comfortable. Lie in bed with a coffee and watch the boats on the river makes even a wet day enjoyable. A trip on the steam railway to Agatha Christie's Greenaway, boat rides, coastal walks or just simply pottering round the galleries and coffee shops of Dartmouth endless choices.Wells - 27th September 2016

Fabulous cottage and location
