Luccombe Barn is a superb detached two bedroom barn conversion situated on the outskirts of the pretty Devon village of Exminster. The Barn enjoys a wonderfully peaceful location and will appeal to couples and families wishing for a relaxing holiday in high quality accommodation. The local village has a selection of shops for everyday needs, three good pubs, a garage and post office as well as a 9 hole golf course and driving range.
The magnificent scenic Devon coastline with a great selection of child friendly beaches are only a short car journey away with, for example, the fabulous beaches at Dawlish only 8 miles away. The historic County town of City of Exeter with its excellent shopping centre and magnificent cathedral is only 5 miles away so visitors can make their holiday to Luccombe as quiet or as lively as they wish.
One unique feature of the barn is that from the very private decking and pretty rear garden area guests are just a fishing rod cast away from a number of coarse fishing lakes where anglers can arrange locally to fish the well stocked lakes for Carp, Tench, Roach etc.
This open plan kitchen/dining area is very light and with a rural style. The kitchen is fully equipped with an electric range cooker, microwave, fridge, freezer and dishwasher. The dining area has a wooden table with four chairs. Also, there is an utility room with a washer dryer, WC and basin.
There is a two two seater sofa and a three seater sofa with a coffee table. This area is heated by a log burner. In the corner, there is a TV with freeview and a CD player.
The master bedroom has a double bed with two bedside tables with bedside lamps. This room is heated by a radiator.
The second bedroom has carpeted floor and three single beds.
It has a shower cubicle, bath, wc and basin.
Private off road parking for two cars.
Furnished deck, private gardens to rear and side, view over coarse fishing lakes and countryside beyond.

We had the opportunity to meet the owner of the cottage and she was very welcoming. The cottage really felt like a home which was lovely to come home to at the end of the long day trips we had. Would recommend this cottage to friends and will be going back there again. Hopefully without storm Brian. Lovely cottage that felt like home. Great central location for Lyme Regis, Dawlish, and the Moors. Felt safe and secure at night behind the locked gates. This was the 3rd time we have stayed at Luccombe Barn and it has always been excellent. The house is well equipped, tidy and clean. The kitchen provides a wonderful space for the family to be sociable and the living room is cosy, especially when the woodburner is fired up. We thoroughly enjoyed our stay at Luccombe Barn. Our excellent hosts (in the adjacent barn conversion) Bill and Betty made sure that we had everything we needed. A spacious and well equipped kitchen diner and a very comfortable lounge provides an excellent base to relax. Together with a utility room and downstairs loo there is everything that you would possibly need. Upstairs is equally impressive with a large double bedroom and another large bedroom with 3 singles (and more floor space for another!) With a good sized bathroom with bath and separate shower you can't go wrong. Another plus is that there are windows on both sides of the kitchen and lounge so you get the benefit of morning and evening sun. The garden is great with lovely views over the lake. Not too far from the Exe Estuary cycle trail - a brilliant cycle (or walk) in alongside the canal to Exeter Quay and an amazing cycle track alongside the river and railway in the direction of Dawlish. Wonderful welcome and continuing care by the Landlords Bill and Betty. Quite a large cottage so no shortage of space and of course the fishing lakes are on the other side of the fenced in garden - garden great for dogs. My only slight disappointment was that I would have liked to have seen more spent on the bedding as pillows and small duvet not conducive for goods night sleep, especially given how much it cost for the week. I know that the Landlords were having the shower fixed as the water pressure is low and it needs a water pump except we booked late so they couldn't do it but I'm sure it'll be done for the next guests. We chose Luccombe Barn not only for its proximity to Exeter (15 minute drive), but also because it's one of only a few holiday homes that accept dogs but aren't based on working farms. The barn is gorgeous - spacious, well laid out, and furnished with everything we needed for a short break. All the fittings are of a high standard and the place is kept spotlessly clean by the two wonderful caretakers, Bill and Betty, who live across the yard. Nothing is too much trouble for them, and while they're quite happy to keep out of your way they're also great company and have plenty of advice on things to see and do locally. If you're a dog owner or not, this is a great place to visit. It's worth driving for 5 minutes to get to the best local beauty spots as there's only a fishery right on the doorstep, but we honestly couldn't have hoped for a better base. Our week at the Luccombe Barn was fantastic. The cottage was spotless, and every imaginable item for the kitchen and elsewhere was provided. Betty and Bill couldn't have been more helpful. The cottage was roomy and comfortable. At first we wondered where we were, but we soon realized that we were only five miles from the town of Exeter. Bill even drove to the car park to show us how to catch the bus. The view from the deck was tranquil and included a lovely garden and potted plants. Just spent two weeks at Luccombe Barn. Really attractive place in a beautiful setting in the Devonshire countryside. Caretakers live in the adjacent property and are wonderful hosts who went out of their way to make our stay pleasant. The Barn is equipped with a flat-screen TV and a supply of books and games for kids and adults. All in all a great place to stay, that suited our needs perfectly.
